Occupied Office Breakroom Expansion – 6-Story Professional Building

TH & Max Construction was contracted to expand and fully remodel the breakroom inside a six-story professional office building that remained fully occupied throughout construction. The existing space was undersized and outdated, so our team removed one conference room and two private offices to create a larger, open-concept breakroom environment.

Because office staff were working less than 20 feet from our work zones, this project demanded extreme control. We implemented professional dust containment systems, HEPA air filtration units, and sound-reduction measures to keep the environment clean, safe, and quiet. The building remained operational the entire time without disruption.

Full Scope, Start to Finish

We performed the entire transformation in-house:

• Selective demolition down to framing
• Structural and layout modifications
• New insulation and full drywall systems
• Plumbing and electrical rework
• Subfloor correction and concrete leveling
• Cabinet alterations and full installation
• Custom peninsula with waterfall edge
• Painting, finish work, and flooring

This was a true floor-to-ceiling rebuild, executed inside an active professional workspace.

Major Challenges, Professionally Solved

One of the biggest obstacles was the subfloor. It was out of level by nearly 2 inches over a 6-foot span, which would have compromised the flooring, cabinetry, and waterfall peninsula. To correct this, we placed and poured 88 bags of self-leveling cement.

Because of the rapid set time, the material had to be mixed in large batches, transported to the 4th floor, and poured continuously with zero room for error — all while keeping the building clean. From material delivery to final pour, the process required tight coordination, speed, and precision. The pour was completed successfully without mess or disruption.

Another major logistical challenge was transporting and installing the oversized stone slab for the peninsula’s waterfall countertop onto the 4th floor. Through careful planning and controlled handling, we safely executed the install inside an occupied building.

Custom Cabinet Integration

To achieve the new open-concept layout, we modified the client’s existing cabinetry and integrated new components to create a seamless, high-end breakroom design. This included fabrication adjustments, precision installation, and the construction of a large custom peninsula with a waterfall edge as the centerpiece of the space.
